Why Tear-Off When You Can Restore?

A roof in Torrance, California was successfully restored using high-quality, energy-efficient products.

Central Roofing completed the Torrance project in Torrance, California using Tropical Roofing Products.  For 60 years, Tropical Roofing Products has been specializing in manufacturing products that effectively seal, waterproof, and maintain the roofs’ longevity.  The company offers fluid-applied roof restoration coatings and systems that help building owners and facility managers avoid expensive roof tear-offs.  These products allowed Central Roofing to avoid a full roof tear-off of the 15,300-square-foot building, and instead, restore the roof.  

The surface of the roof, which was a granulated modified surface, was cleaned entirely before the other roof restoration products were applied.  Throughout this process, four products from Tropical Roofing Products were used to create a seamless fluid applied restoration system: #996, #9100, #914P, and #930.  All products from Tropical Roofing Products are manufactured in the United States and tested in both their laboratory and out in the field before their brand name is put on them.

#996 ETERNA-SIL premium bleed blocker was applied first.  When applying silicone coating systems on top of asphalt substrates, this water-based primer is used.  It is fast-drying and prevents asphalt bleed-through.

When the #996 was fully cured, both the #9100 ETERNA-SIL premium silicone multi-purpose mastic and #930 polyester fabric were applied to the flashing details.  #9100 is a high performing sealant used on seams, penetrations, and fasteners. It forms a barrier, protecting the roof from the elements and UV, while also being durable, and breathable.

For reinforcement, #930 polyester fabric was used.  This fabric is stitch bonded, can conform to irregular surfaces, and is easier to handle than soft polyester sheets.  Made of 100% polyester, it performs better than conventional roofing felts due to its tear strength, puncture resistance, tensile strength, elongation, and how lightweight it is.  Both products were applied on and around seams, curbs, vents, pipes, and drains.  

Once the detail work was finished and cured, Central Roofing applied #914P ETERNA-SIL premium 100% silicone roof coating over the entire roof surface.  This high performance, elastomeric membrane, roof coating is extremely resistant to water weathering. #914P has met multiple safety, fire, and energy requirements, making it ENERGY STAR® approved, California Title 24 compliant, UL Class A, Factory Mutual (FM) and Miami-Dade County approved.  Title 24 is California’s energy code, which is in place to reduce unnecessary energy consumption.
